Record highs, now stabilising
Dubai's property market set successive records through 2024 and 2025. According to the Dubai Land Department, residential prices rose 9.8% in 2025, led by villas, on the back of record transaction volumes.
Into 2026 the market has entered a phase of stabilisation - analysts expect more moderate growth of roughly 5–8%, increasingly differentiated by location and property type, as new supply is absorbed. The fundamentals - end-user demand and strong international inflows - remain firmly in place.

Reserve
Select the property and sign a reservation, typically with ~10% down.
Agree terms
MOU and Sales & Purchase Agreement; NOC where mortgaged.
Transfer
At a DLD trustee office, or via Oqood for off-plan.
Title
Pay the balance and the 4% transfer fee; title deed issued.
Budget roughly 7–10% of the price for total acquisition costs (transfer fee, registration, agency and admin). Off-plan purchases are protected by mandatory escrow, with funds released against verified construction milestones.

Secure title for foreign buyers
Since 2002, foreign nationals have been able to own property outright in Dubai's designated freehold areas - which include almost all of the most sought-after communities. Each purchase is registered with the Dubai Land Department, and the buyer receives a state-issued Title Deed.
Freehold
Full, perpetual ownership of both the property and the land it stands on.
Leasehold
Long-term rights for a fixed term of up to 99 years, in certain projects.
